Real Estate Debt (Commercial Mortgage Loans or “CML”): AURA’s commercial mortgage lending investment philosophy is rooted in long-term, fundamental, value-oriented investing. AURA's objective is to provide clients with diversified portfolios that are tightly controlled and managed for the long term while providing consistent returns throughout credit cycles.

AURA utilizes its seasoned investment professionals to access lending opportunities in all markets, nationwide.  The staff performs best-in-class loan sourcing and property-level underwriting. AURA’s clients have enjoyed the benefits of investing in CML, an asset class that has historically delivered significant yield over domestic fixed income securities while maintaining a more attractive risk profile.

AURA's strategic goal is to utilize its experience and vision along with a top-down, bottom-up analysis to fully understand the risks embedded in a particular mortgage investment.  Recognizing the true quality and durability of a property’s cash flows and applying a proper mortgage structure assures a more balanced risk/return profile.

During the last 25 years, AURA has had success sourcing, underwriting, investing and managing real estate debt through the various economic and real estate cycles.

AEGON’s vertically integrated organization provides applied research capabilities and mortgage loan sourcing nationwide that includes 21 in-house professionals supported by Servicing and Special Servicing groups that are rated “Above Average” by S&P.  The origination team averages more than 19 years of industry experience and more than 14 years at AEGON.

The experienced team, on average, provides extensive local market knowledge, with many originators having in excess of a decade covering a particular market.  In addition, the seasoned staff generates a consistent stream of repeat business. More than half of new loan originations, over the past five years came from existing borrowers.  In addition, the team is experienced in underwriting all property types with emphasis on multifamily, industrial, office and retail.
